Hourly Wage

Work Hours
The work hours for this position may include days, afternoons, evenings, weekends, and/or holidays.
Key Purpose
The Engineer II performs advanced maintenance, troubleshooting, and repair of building systems with minimal supervision. This role independently diagnoses equipment issues, mentors less experienced engineers, and supports operational reliability across assigned facilities.
Success Criteria
- Independently diagnose and resolve complex HVAC, electrical, plumbing, and mechanical system issues.
- Complete preventive and predictive maintenance activities accurately and within established timeframes.
- Maintain building systems in a safe, reliable, and efficient operating condition.
- Follow all OSHA, company, client, and applicable code requirements.
- Identify and recommend operational improvements that increase equipment reliability and reduce downtime.
- Maintain accurate maintenance records and properly document work orders in the CMMS.
- Support timely emergency response and after-hours repair activities when required.
- Demonstrate strong communication, customer service, and technical leadership within the facilities team.
Key Areas of Collaboration and Influence
- Work closely with Facilities leadership and higher-level Engineers on major repairs, capital projects, equipment installations, and operational priorities.
- Coordinate repairs and service activities with outside vendors and contractors when specialized support is required.
- Assist management with project planning, prioritization, and maintenance strategy.
- Train, mentor, and provide technical guidance to Engineer I team members.
- Communicate equipment abnormalities, repair status, risks, and recommended corrective actions to appropriate stakeholders.
- Collaborate with internal teams to ensure maintenance activities are completed safely and with minimal operational disruption.
Ideal Candidate Experience
- High school diploma or GED required.
- Technical school or trade certification preferred.
- 3–5 years of commercial building engineering experience.
- Strong working knowledge of:
· HVAC systems
· Chillers
· Boilers
· Electrical distribution
· Plumbing systems
· Building Automation Systems
- Ability to independently troubleshoot complex mechanical and building-system issues.
- Ability to read and interpret mechanical and electrical drawings.
- Experience operating and monitoring Building Automation Systems.
- Working knowledge of OSHA regulations and applicable safety requirements.
- Strong communication and customer service skills.
- Experience coordinating with vendors and supporting larger repair or capital projects preferred.
Key Accountabilities
- Perform advanced troubleshooting of HVAC, electrical, plumbing, and mechanical systems.
- Independently diagnose equipment failures and determine appropriate corrective actions.
- Perform preventive and predictive maintenance on building systems and equipment.
- Operate and monitor Building Automation Systems and respond to abnormal conditions.
- Review preventive maintenance schedules and recommend improvements.
- Coordinate repairs with outside vendors and contractors when necessary.
- Assist with equipment installations, capital improvement projects, and major repair activities.
- Recommend operational improvements that improve equipment reliability and reduce downtime.
- Assist management with project planning and prioritization.
- Train and mentor Engineer I team members.
- Support emergency repairs after normal business hours when required.
- Ensure all work complies with applicable codes, OSHA requirements, and company/client safety procedures.
- Maintain accurate maintenance records and work orders using the CMMS.
- Maintain clean, organized, and safe mechanical rooms and work areas.
- Participate in emergency response activities as needed.
- Assist higher-level Engineers with larger repairs and projects.
- Perform other duties as assigned.
Physical Demands & Work Environment
- Ability to lift and carry up to 50 pounds.
- Ability to safely operate common hand and power tools.
- Ability to perform maintenance activities in commercial building environments, including mechanical and equipment spaces.
- Ability to stand, walk, bend, reach, and perform physical maintenance tasks throughout the workday.
- Must be able to safely perform the physical requirements associated with inspecting, maintaining, and repairing building equipment and systems.
