Janitorial Manager
Key Purpose:
The Janitorial Program Manager is responsible for the day to day operation and administrative activities to ensure conformance to contract requirements. The JPM will also develop and implement cost control measures and level of service standards to ensure compliance with customer specifications/contract requirements for assigned building(s).

- Establish effective communication channels with customers and client management which provides a system of feedback on the overall success of the operation. This feedback should lead to the implementation of operational improvements that better meet the needs of both clients and customers while adhering to service level standards

- Ability to effectively communicate, motivate and interact with all levels within the organization to help build and speak to the culture of ISS.
- Creating and developing relationships with local vendors, other department leads, and individuals.
- Works with tasks relating to KPI’s and KVI’s to ensure management of compliance items

Ideal Candidate Experience
- High school diploma or equivalent education required
- 3-5 years’ experience cleaning commercial spaces, preferably on a team
- 1-2 years’ supervisory experience
- Knowledgeable of Microsoft Office applications
- Organizational and leadership skills
- Proficient in computer programs with understanding of work order systems as well as reporting and testing systems
- Proficient in written and verbal communication
- Must be customer focused, organized, and professional
- Ability to work in a team environment with leadership abilities
- Strong attention to detail and the ability to stay ahead of repetitive, ongoing tasks
- Proven track record mentoring and training team members
- Willingness to engage in hands-on work when team is short-staffed or behind schedule
- Expertise in commercial cleaning equipment and practices
- Excellent written and verbal communication skills. Bilingual Spanish strongly preferred
Key Accountabilities
- Oversees team of 10-20 employees, AM Shift for a 24-hour operation
- Reports to the General Manager of Facilities Services
- Responsible for ensuring a high standard of cleanliness throughout the interior and exterior of the commercial property.
- Reinforce safety procedures/protocols with the team
- Manages inventory of cleaning supplies and maintenance of equipment
- Set up daily and weekly schedules; oversee daily tasks to ensure completion according to client requests
- Strong understanding of union workforce
- Primary liaison with union representative; grievances, correspondence, negotiating issue resolution prior to arbitration – ensures company practices at site are compliant with CBA rules, state and federal regulations.
- Experienced with managing a large team while maintaining Class A commercial campus with coverage of approximately 1 million square feet.
- Weekly site tours to ensure building standards are met
- Inspect all work performed to ensure it meets company standards and client expectations, as well as any established standards designated by local, state, or federal laws
- Create monthly billings reports capturing all executed tasks
- Effectively communicate with the client and team
- Hiring process beginning-to-end of all Janitorial roles (union & non-union); initial point of contact for HR related matters regarding staff.
- Establish and maintain excellent rapport with client and building management
- Conducts mid-year and yearly reviews with direct reports
- Ability to multitask and execute under short deadline
- Available to work when the need arises such as weekends, evening, overnight and possibly holidays.
- Final arbiter of schedule, payroll, AB monthly charges & submissions, inventory ordering and usage
Physical Demands & Work Environment
- Work is performed in a high-rise commercial property, office setting, assigned seating, agile workplace
- While performing the duties of this job, the employee is frequently exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock and vibration. The employee is occasionally exposed to wet and/or humid conditions.
- The noise level in the work environment is frequently loud.
- Must be dexterous and able to lift minimum of 20 lbs.
- Must be able to work under pressure and time deadlines during peak periods
- 50/50 – 50% Actively walking the facility, 50% Working administratively
- Frequently lift up to 25 lbs.
- Occasionally lift up to 50 lbs.

The annual salary range for this position is $80000 -$85000 . Final compensation will be determined based on experience and skills and may vary from the range listed above.
