Senior Building Automation System Programmer (BAS)


Key Purpose

As a Senior BAS Programmer with ISS, you will be responsible for performing routine and complex technical duties in designing, programming, implementing, and managing building automation systems.

Ideal Candidate Experience


  • Must possess a valid Texas driver's license with a safe driving record
  • Associate degree in HVAC, BAS or other related field, or equal certification and work experience, and typically at least 7 years of experience in HVAC/Controls. Technical School or formal training is preferred
  • Operating knowledge of Microsoft office software and working proficiency with handheld computer (i.e. Smartphone, iPad)
  • Knowledge of low voltage electricity, electronics (board level troubleshooting), direct digital controls, and building control techniques
  • Niagara N4, AX, & Advanced N4/AX certified with 8-10+ years related experience (additional certifications helpful)
  • Experience using, reading, and understanding building analytics
  • Knowledge of the HVAC industry or construction industry with focus on heating and ventilating air conditioning systems
  • Minimum of 7+ years related experience in Tridium Niagara AX - N4 JCI Metasys knowledge a plus (CCT, SCT, LCT)
  • JCI Metasys knowledge a plus (CCT, SCT, LCT)
  • Strong understanding of HVAC equipment/mechanical components and how they relate to control strategies and theories
  • Extensive knowledge and experience with BAS system installations Extensive knowledge of multiple system integration strategies and applications
  • Ability to work in a process driven environment
  • Superior time management and multi-tasking abilities


Key Accountabilities

  • Commissioning, programming, setting up graphics, communications link, end to end testing troubleshooting, and servicing on assigned projects
  • Documenting point to point verification, sequence of operations validation and job close out requirements
  • Ensuring customer satisfaction by identifying, diagnosing, and repairing equipment and systems at customer's location
  • Coordinates with team leader and customer to precisely understand requirements for all on- site installation and repairs by extensively examining building layouts, forecasting issues, gathering materials, and synchronizing on-site work
  • Continually enforces safety to the highest standards and maintains security and accountability of the company issues and procured assets by recording use, wear, conditions
  • Displays team effort and dedication to customer by maintaining flexibility to work overtime and weeks as the business requires, including occasional overnight stays

  • Must be able physically perform all operations and maintenance on site
  • Must be physically able to wear required PPE while executing work (up to 50 lbs.)
  • Must be able to safely use/ climb ladders with a weight limit of 375 lbs., while wearing equipment (up to 50 lbs.)
  • Must be able to stand on concrete surfaces for extended periods of time, routinely for up to 4 hours
  • This position is highly physical and requires regular use of hands and fingers, walking, stooping, kneeling, and climbing ladders. It requires employees to regularly lift and or move up to 10 lbs. and frequently lift and/or move up to 40 lbs. (may occasionally lift and/or move more than 40 lbs. with special approval.)
  • Significant work is performed inside central plant space, within mechanical/electrical rooms, and/or on rooftops
  • Periodic noise, heat, and cold exposure
  • Some confined space work required
  • Some work in common office areas

The annual salary range for this position is $110000 per year - $130000 per year. Final compensation will be determined based on experience and skills and may vary from the range listed above.
